The Canada Mortgage & Housing Corporation (Canadas official housing market researcher) reports double digit price growth for each of the past 4 years. Estimating price increase across Canada at almost 40%. However, some areas of Canada are struggling with over supply and sky high prices, mainly in the West and the Rocky Mountains, whilst the East coast remains more affordable.

Whilst the USA experienced a Real Estate Meltdown the past 2 years, neighbours Canada continued a moving residential property market. Many reasons have been cited, not least of all the lack of Sub-prime lending and over-inflated prices.
April - Teranet-National Bank reports annual prices falls of 5.8%, and increase from 4.1%. A ´from peak´ fall of 8.5% is modest in comparison to Southern Neighbours USA, where falls of over 35% have been seen.
Royal Bank of Canada suggest prices are still within their affordability index limits, Scotia Bank suggest prices should remain roughly even over the course of 2008 with a modest fall of not more than 10% in 2009. A view mirrored by Re-Max who are suggesting a 5% reduction for 09. The largest falls are likely tio be in Urban areas.
Mortgage lending in Canada remains fairly positive with just a 12% drop in 08 to $193billion, compared with 65% fall in the UK.
