Unfortunately there is never a simple or definative answer to that question!

The question should be; ´Which investment is best for me?´

As consultants, we will help you go through the process of asking the questions that help you define what investment model to follow, but ultimately, you need to answer that yourself. I see and hear numerous property sales professionals saying this or that is a great investment, but what they fail to establish is what kind of investment is it and what do you want from the investment.

Because property is virtually a sure thing over a long period, any investment in property can be described as ´great´ but is that great for you?

We were recently approached and asked to market some re-sale property for some ´flippers´ (Investors who have bought early off plan with a view to ´flipping´ the sale onto a new buyers before completion and taking a profit. Unfortunately the buyers hadn´t done there homework, like finding out how many other units were going to be built in the area or how many other like-minded ´flippers´ were buying similar units. Needless to say, the agent they had bought the property through wasn´t interested in acting for them in the sale. Whilst the proposition is a good one for the long term, short term the investors were left feeling disappointed as their ´investment´ is not what they thought they were buying.

For this reason we always make sure you ´the clients´ have all the information available and know what kind of property investment you are buying, how the ´Exit Strategy´ works and make sure you are not paying over the odds!
